Questions I get every week

Can I buy a house before I arrive on PCS orders?

Yes. With orders in hand, a VA lender can approve you before you get here. We tour by video, you pick the house, and we line up closing with your report date.

How much do I need out of pocket with a VA loan?

Most eligible buyers put $0 down. Plan for earnest money, the inspection, and some closing costs, and know that sellers often agree to cover part of those. Your lender gives you the exact number up front.

Can I use my VA loan more than once?

Yes. The benefit is reusable, and many service members keep their first home as a rental and buy again at the next duty station. Your lender checks how much entitlement you have left.

Should I rent out my house when I PCS or sell it?

It comes down to the numbers: what it rents for against the mortgage, what the market is doing, and whether you plan to come back. I run both scenarios so you can decide with real figures.

Which towns are closest to the Camp Lejeune back gate?

Sneads Ferry sits right by the back gate and Stone Bay. Holly Ridge and the Topsail area are a short drive past it.
